The 1860 – Controversial mixed-use project in Los Feliz moves forward

UPDATED, Friday, February 9, 2018, 8:30 a.m.: The Los Angeles City Planning Commission unanimously approved a controversial mixed-use project in Los Feliz that will require two existing residences be demolished, along with a gas station. If no one appeals the decision in 15 days, it will not require final City Council approval.
Under Dynamic Development’s proposal for 1860 N. Western Avenue, there would be 87 residential units and another 11 affordable units, along with 6,000 square feet of ground-floor commercial space. There will also be 112 parking spaces on site. Renderings depict a multi-colored structure with outdoor open areas and a terrace deck.
Dynamic’s plan calls for the demolition of a single-family residence and a one-story duplex, along with a Valero gas station.
“Projects like this, where we’re replacing a gas station with market-rate and very-low income housing, is how we protect our neighborhoods while addressing our housing crisis,” Aaron Green, project representative for Dynamic, said.
The KTGY Architecture + Planning created the design, which is scaled back from the initial version, following concerns about the project’s scale.
In June 2016, developers first proposed a nearly 100,000-square-foot development. Those plans called for a 96-unit apartment complex — 16 of which would be affordable — with 5,500 square feet of commercial space.
Along with Thursday’s decision, the Planning Commission recommended staff write a letter to the local Council district to facilitate the process for existing tenants who will have to move out, Jane Choi, senior city planner, said in an emailed statement.
