This tower represents the next phase of development, expanding and complementing an existing downtown Milwaukee, Wisconsin development, adding density and vibrancy to an underutilized podium and garage. KTGY’s designers brought a new life to this development: a mixed-use vertical addition to thoughtfully negotiate existing conditions and deliver new opportunities. The design repurposes part of the existing parking structure — removing 185 spaces to add over 400 — supporting a dynamic, urban lifestyle.

The design of the new tower responds to the architectural language of the adjacent curved structure while introducing a distinct identity. The scheme, known internally as ‘Cascade’, emphasizes sculptural form through soft, curved corners on a rectilinear massing. Three offset building segments create a cascading effect, breaking the form into vertical villages that allow for stepped terraces and panoramic lake views. This segmentation also supports varied programming and amenity distribution.

At the podium, the tower integrates hotel, retail and residential lobbies into the existing garage infrastructure. Expanses of glass open the ground plane to the street, enhancing visibility and accessibility. The design is both respectful and forward-thinking — adding density and architectural clarity to a key downtown site.
