Alexan Webster – KTGY, Trammell Crow Break Ground on $135M Mixed-Use CA Project

KTGY Architecture + Planning and Trammell Crow Residential broke ground on the redevelopment of a parking lot into a mixed-use project that will include 234 luxury apartments, 15,000 square feet of street-front retail, 242 parking spaces, jobs and art. Dubbed the Alexan Webster, the 1.42-acre destination was designed by KTGY and was a public/private partnership between the city and Trammell Crow, which took more than four years of active planning.

The $135 million sustainable redevelopment is located at 2330 Webster St., between Webster and Valdez at 23rd Street. As part of the agreement with the City of Oakland, Alexan Webster will designate 15 percent of its units as affordable to households earning between 50, 80 and 120 percent of the area’s median income.

“Alexan Webster, and other properties that are proposed or under construction, will bring the massing and resident base that is vital to the success of this Lake Merritt neighborhood,” Bruce Dorfman, senior managing director of Trammell Crow’s Northern California division, told Multi-Housing News. “Our development, which provides mixed-income housing, helps to fulfill the need for new housing in the area at all income levels.”

The luxury apartment community will offer a mix of studio, one- and two-bedroom floorplans ranging from 610 to 1,160 square feet. Interiors of the energy efficient units will include full-size washer/dryers, large picture windows, gourmet-style kitchens with waterfall countertops and gas ranges, and the use of high-end designer fixtures and finishes. Penthouse level apartments will also feature higher ceilings throughout the units and other upscale finishes. Residents will have access to more than 5,000 square feet of amenities such as a lap pool, concierge, business center, outdoor kitchen, pet spa, community center, 24-hour fitness center, bicycle repair center and storage, and an art installation on the rooftop deck with views of Lake Merritt, the Oakland hills and downtown Oakland.

“One of the most exciting contributions to the greater community is the project’s rooftop art installation,” Jessica Musick, associate principal at KTGY Architecture + Planning, told Multi-Housing News. “The project team commissioned artist Tom Fruin to create an iconic outdoor sculpture for the project’s rooftop deck located at the corner of 23rd and Valdez. The sculpture can be illuminated at night and seen from the ground as well as throughout the neighborhood. It is a stained-glass element that is fitting with the architecture of the building and contributes to the ambiance of the rooftop lounge and greater Broadway Valdez District.”

The development will offer close access to Lake Merritt, uptown Oakland, the Cathedral of Oakland, a Whole Foods, restaurants and shops. The transit-oriented project will be in proximity to the 19th BART station, Alameda-Contra Costa Transit bus route and Interstate 580. Completion is scheduled for summer of 2019. KTGY also designed Villas on the Boulevard, a 186-unit luxury community in Santa Clara, Calif., that broke ground in May.
