Gables Pointe 14 – KTGY Architecture + Planning designs high-rise apartments in Arlington, Va.

KTGY Architecture + Planning designed Gables Pointe 14, a new, 370-unit, sustainable, multi-building residential community in the Fort Myer Heights neighborhood of Arlington, Virginia, just north of Route 50. Developed by Gables Residential, Gables Pointe 14 is conveniently located within walking distance to the Court House and Rosslyn Metro stations and less than two miles from the Georgetown/West End area of Washington, D.C.

“This is an exciting, urban-infill development located on a 2.17-acre triangular-shaped site with challenging topography,” said Ben Kasdan, AIA, LEED AP, associate principal in KTGY’s Tysons office.  “The tremendous collaboration with property owners, the county, and the community resulted in a best-in-class, highly amenitized for-rent residential community in a convenient location near transit, employment, shopping, dining and entertainment.”

Kasdan continues, “The positioning of the buildings and the number of view corridors take advantage of the significant grade change of approximately 50 feet from the northwest corner to the southeast corner of the site and the spectacular city views. A large, lushly landscaped, private courtyard and an 8,000-square-foot public park separates the two, large residential buildings and provides great outdoor spaces for the residents.”

Located at 1351 N. Rolfe Street in Arlington, Gables Pointe 14 is LEED Certified Silver and features two residential buildings with a below-grade garage, a six-story mid-rise and a 12-story, high-rise building offering studios, one-, two and three-bedroom apartment homes, as well as townhomes. The apartment homes range in size from 445 square feet to 1,558 square feet.

According to Kasdan, “The architecture incorporates Art Deco elements such as step backs, tapering and material changes that provide interest to the facades. Select apartment and townhomes further express a neighborhood feeling with private entrances and extensive use of terraces and balconies.”
