KTGY Designs First Fremont, Calif., Mixed-Use Community

Oakland, Calif.—The city of Fremont, Calif., recently celebrated the groundbreaking of Locale @ State Street, the first mixed-use development in downtown Fremont. Designed by KTGY Architecture + Planning, the new transit-oriented residential and retail development was made possible by means of a public-private partnership between the city of Fremont, TMG Partners, SARES-REGIS Group and SummerHill Homes. The development encompasses six acres.

Locale @ State Street is divided into two parcels, each one of which features a five-story podium building. The front of each podium building is reserved for multiple Capitol Avenue retail spaces. In back, private garages within the podium structures are provided for rowhouse units. On upper levels, stacked flats mix with three-story row houses to provide a broad array of residential options, extending from one to four bedrooms. All units will be for-sale plans.

Situated within walking distance of the Fremont BART station, Locale @ State Street will offer 81 flats and rowhomes, and 76 on-grade attached rowhomes for a total of 157 residences. Common-area amenities include a fitness studio, bike share program, outdoor spaces with barbecues, lush landscaping and seating areas for residents to gather. Approximately 21,000 square feet of ground-floor, street-front retail and restaurant space directly along Capitol Avenue will make for a vibrant urban experience enjoyed by both residents and visitors.
