Legacy on Speer – Legacy Partners, USAA Plan New 322-Unit MF Development in Denver’s Golden Triangle

Foster City, CA-based national real estate firm Legacy Partners and USAA Real Estate Co., the real estate investment arm of San Antonio-based USAA, acquired a 2.3-acre site along Speer Blvd. in Denver where the pair plans to develop a new 322-unit luxury apartment building.

Scheduled to break ground this August, the proposed seven-story residential complex will be constructed between 13th and 14th Avenues one block south of the Colorado Convention Center and near the Colfax at Auraria light rail station in Denver’s Golden Triangle area. The infill location also sits just south of the University of Colorado Denver campus.

“This transaction reinforces USAA’s strategy of investing in Class A, urban-infill, transit-oriented multifamily ground-up developments in major markets across the U.S.,” said Len O’Donnell, president and CEO of USAA Real Estate Co.

The unnamed community will consist of one-, two- and three-bedroom floor plans. Residents will also have on-site access to a business center, outdoor pool and lounge space, roof and sun decks, two-level fitness center with spin room and yoga studio, demonstration kitchen and wine cellar, dog spa, bike repair shop and bike and ski storage.
