Lineage at North Patrick Street – North Patrick Affordable Housing Redevelopment in Alexandria Opens

Construction has finished on Lineage at North Patrick Street, a 52-unit affordable housing redevelopment in Alexandria, Va., and tenants began moving into the building this week.

The property, owned by the Alexandria Redevelopment and Housing Authority (ARHA), is the former home of Ramsey Homes, which served as military public housing during World War II. It will accept residents who make 30 to 60 percent of the area’s median income.

Construction financing for the $13 million redevelopment was provided by Capital One, with the project also receiving a 9 percent Low-Income Housing Tax Credit and a loan from the City of Alexandria.

“The opening of Lineage represents a remarkable transformation of this property,” Keith Pettigrew, ARHA’s CEO, said in prepared remarks. “This building also ushers in a new model at ARHA in which residents come from a wide range of income levels and increase the availability of affordable housing across the city.”

Carlson Construction finished the four-story building last week, working with KTGY architects on the design for the redevelopment.

This building consists of one-, two-, and three-bedroom units featuring six-foot tall windows overlooking Old Town Alexandria. Each new apartment ranges between 323 and 1,301 square feet. Amenities include a washer and dryer, hardwood-style flooring, and on-site underground parking.

“The cost of a home in Alexandria is approaching $600,000, making quality housing out of reach for most families,” Mark Carlson, vice president at Carlson Construction, told Commercial Observer. “We have been building affordable housing for over 25 years and seen the tangible results for providing quality communities for families in need.”

The Lineage is near the Charles Houston Recreation Center, numerous restaurants, the Alexandria Black History Museum and the Braddock Road Metro.

According Carlson, the construction team worked alongside the City of Alexandria community department to ensure that all local amended codes were accommodated within the final designs, as well as all of the historical and archeological aspects of the site were preserved and honored.

“We are honored for the opportunity to create an affordable community that Alexandria residents desperately need,” he said. “It has been a journey, to say the least. We are excited to welcome home 52 new families!”
