1150 Wilshire: Exuberant, Amenitized Highrise in DTLA’s City West

KTGY Architecture + Planning has designed a highly amenitized, visually striking tower for Downtown Los Angeles’ City West district. Just two blocks west of the 110 freeway, at Wilshire Boulevard and Lucas Avenue, 1150 Wilshire houses 140 condominium residences in 14 stories, including 4 levels of parking. Highlighting the attractions it brings to the neighborhood are a 4,000-square-foot signature restaurant and another 2,500 square feet of retail.

High-end amenities continue within and atop the highrise. A spacious deck set above the garage podium includes a fitness center, courtyard and clubroom/lounge. The pool area and community kitchen on the 14th floor – a second major outdoor area – offer views in all directions, with the pool oriented to the south. Views and an indoor/outdoor experience distinguish the residences as well: most of the units have decks or view orientations.

“1150 Wilshire is the gateway to a transitioning area west of the South Park/L.A. LIVE area,” said KTGY Architecture + Planning Associate Principal Mark Oberholzer AIA, LEED AP. “The MacArthur Park community will soon see more highrises and other welcome development. The building announces this growth by being visually and socially stimulating. The restaurant, for example, brings a burst of vitality to the street corner.”

For residents, this energy includes the dynamic views, roomy private and public outdoor spaces, and sophisticated design. Presenting planes of cubic shapes at its three street frontages, the building then recesses allowing articulation from the residences and decks, and ultimately the top-level penthouses.

“Rather than jutting out, the parking podium is flush with much of the building,” says Oberholzer. “Its graphic screening is a layer of louvers that integrates with the entire design. These recede with the residences, mixing supreme city views with privacy. This overall approach brings a crystalline quality to the building facing Wilshire and Lucas.”

On the street sides, balconies are pulled-in for privacy. On the back side they project out, with more exuberance.

Gray basalt stone at the street level. Metal and glass building skin above ground level.

The garage screening is metal: “We will fine-tune the lighting with a rippling effect to reflect the light differently during parts the day, and to bring character and texture. At night it will look more like a lantern with a soft glow.”
