Architecture

Before it was Anthem House, 900 East Fort Avenue was an abandoned industrial site in an underutilized part of the city. Whitman, Requardt & Associates (WRA) provided civic engineering services that prepared the site for development and optimized the design for a smooth integration into the Locust Point neighborhood. This included earthwork analysis, creation of strategic vehicular and pedestrian access, utility infrastructure coordination, streetscaping, and acquiring extensive permitting and approvals.

The Z-shaped plan of Anthem House, designed with KTGY Architecture + Planning (KTGY) and constructed by Bozzuto Construction, boldly takes advantage of an unusual site that slopes down toward the waterfront.  Highly visible from across the Harbor, the building’s exterior appearance is more than a design statement – it also maximizes natural light in each residence, many of which feature stunning harbor and skyline views.

KTGY also programmed bronze-hued standing seam metal shingles on the residential entrance, eighth-floor penthouses and ninth-floor office – the three dominant exterior elements of the building – to capture the ambient light and activate the skyline and create strong directional accents and a dynamic identity. The subtle, yet striking, effect is achieved by arranging the tiles in random patterns, a classic technique that has been incorporated in such architectural landmarks as the Chrysler Building in New York.

“From the start, Anthem House and its location had an emblematic quality, presenting us with an opportunity to use architecture to build a sense of place for Locust Point residents,” said Rohit Anand, principal of KTGY Architecture + Planning. “It’s really a fantastic site and our vision was to use a mix of materials and techniques to create a residential community that will help energize the neighborhood through its inspiring design.”

Interior Vision

RD Jones & Associates developed the creative vision of the interior spaces allowing the space to flow through three floors of the building. The dramatic lobby is an open format to connect residents to the leasing office and the adjacent restaurant, infusing a strong sense of place in the luxurious interiors. The design is modern, clean and industrial. It is carefully appointed with details, over scaled custom lighting and furniture and with unique creations by local artists.

Landscaping

Mahan Rykiel Associates performed the landscape architecture for the three-acre site. The landscape design for the development incorporates reclaimed materials and a native plant palette to reflect the site’s ecological and industrial heritage. Mahan Rykiel Associates’ scope included two elevated courtyard spaces and streetscape design. The third-story infinity pool courtyard employs a strong, industrial-yet-contemporary design aesthetic. The fourth-story courtyard creates a park-like space for residents overlooking Locust Point. It features a rock outcropping promontory, outdoor dining space and a spacious lawn. Both courtyards are arranged above the building’s structured parking. Ecologically-sensitive streetscaping along Fort Avenue and Lawrence Street reflect the forward-thinking nature of the project by utilizing micro-bioretention tree pits to treat the site’s storm water.
