Perris Station – Reader’s Choice Award, Seniors Finalist

A new senior housing development is filling a need in Perris, Calif., like never before.

Perris Station, a $28 million project developed by Highridge Costa Housing Partners, is the first affordable age-­restricted community in the city. It offers 84 units for local low-income seniors over the age of 55.

Walkability and proximity to services was one of the main focal points of the project. The building is located across the street from a senior center, making local resources accessible to residents, says Peggy Lichthart, project manager at the Gardena, Calif.–based company.

“Our seniors feel safe and comfortable in their apartment home and community,” she says. “They get to enjoy this stage of their life, make new friends, feel part of a thriving community, and live in a beautiful, healthy, supportive environment.”

Social services are available in the building, and a medical clinic, library, and grocery store are less than a quarter mile away. Public transit is within walking distance.

The mixed-use project also got off the ground with a lot of local support, Lichthart says.

“We leased the 9,900-square-foot ground-floor commercial and retail component of the development to the city of Perris for an annual rental payment of $1,” she says.
