Development began in October 2017 with intentions to create a dense urban community with an aesthetic design and suburban features. It includes 78 vibrant townhomes, each with three floors and featuring layouts ranging from about 1,300 square feet to over 1,900 square feet.

The tricky aspect of producing this kind of development was finding the right balance of density and domesticity. Designers looked to minimize the ground-level footprint, while maximizing the upper-floor space. Incorporating features such as a front setback of two feet allowed for things like greater bedroom space. It was through clever design ploys like this that SP78 developers were able to achieve, according to a KTGY press release, approximately 33 units per acre. The design of SP78 makes the most of its stacked configuration in such a way that any owner would be happy to call home.

SP78 features modern kitchens complete with stainless steel appliances, contemporary cabinetry, and granite slab countertops.

According to a press release, SP78 represents a first for the San Jose downtown district: having this kind of multifamily residential developments available to own. Residents can choose from two distinct layouts: two bedrooms with two-and-a-half bathrooms and a one-car garage; or the three bedrooms, three bathrooms, and a two-car garage. Each of these layouts includes an entryway connected to the garage, a second floor great room with ample living and dining space, and well thought-out bedroom arrangements. A ground-floor bedroom is available with the three-bedroom townhome option.

A few other design highlights include oversized windows, which are accommodated by the 10’ ceilings, ensuite bathrooms finished with Kohler sinks and faucets, and recessed LED lighting in select homes.
