Transit-Oriented Development Vallagio at Inverness Adds More Homes to Meet Strong Demand

DENVER, CO – Award-winning national firm KTGY Group, Inc., Architecture + Planning, announced that construction is under way on Phase III of the Vallagio at Inverness, an exciting transit-oriented master-planned development located in southeast metropolitan Denver. Developed by Metropolitan Homes Inc. of Englewood, Colo., Vallagio features a vibrant retail center, dedicated light rail station with a covered pedestrian bridge, dynamic public art, and beautiful open spaces. Vallagio III, which is located on the southeast corner of I-25 and Dry Creek Road, will add a total of 364 more homes to the project. Upon build-out, it is estimated that Vallagio will include nearly 1,000 residences.

On Lot 1, 36 for-sale single-story attached villas, called Taliesin Pointe, are under construction along the world-class Inverness Golf Course in The Resort Collection neighborhood. The Ranch-style golf villas range in size from 2,800 to 4,700 square feet — the larger villas feature 3 bedrooms, 3-4 bathrooms and a 3-car garage.  KTGY took the previously designed footprints and developed new plans and elevations to meet the preferences of today’s buyers for 30 of the 36 units. The original architect was Woodley Architectural Group, Inc.

According to KTGY, “Taliesin Pointe offers a completely different housing product from everything else along the I-25 corridor. The ranch-style villas feature expansive living spaces with high quality finishes, a 3-car garage and direct fairway level walkouts.”  The villas are scheduled to be completed 1st quarter of 2015.

On Lot 2, Amberley Heights, a 96-unit luxury apartment community consisting of 2 four-story 48-unit mid-rise apartment buildings, is under construction located west and south of The Resort Collection homes. Amberley Heights apartments feature 1, 2 and 3-bedroom units, averaging 1,600 square feet, and will offer many outstanding amenities like a large community room and plenty of outdoor amenities. Amberley Heights apartments will also offer its residents underground garages. The new community targets renters 45 and up. KTGY provided updates to the original design, provided by Kephart Architects. Pre-leasing is expected to start in the fall of 2014 with completion by summer 2015.

“We wanted to offer larger apartment units than what is currently on the market,” said KTGY. “Not everyone wants to live in a small apartment. Amberley Heights targets those that want more space in an amenity rich environment.”

On Lot 3, KTGY designed a 232-unit apartment community featuring 1 and 2 bedrooms, ranging in size from 800 to 1,350 square feet. Named Waller Commons, this new community is a “corridor” with elevator design and will include a 4,500-square-foot clubhouse with a pool, spa, fitness center, and community room. The new development consists of five 4-story apartment buildings with tuck-under single-car garages, and 12 free-standing garage buildings. KTGY is the project’s architect and designer.
