Warner Center Life Plan Community – 17-Acre Senior Housing Community Planned in Warner Center

Spieker Senior Development Partners, a Menlo Park-based operator of retirement communities, has filed plans to construct a new development on a large site in Warner Center.

The Warner Center Life Plan Community, slated for a 17.5-acre property at the corner of Canoga Avenue and Burbank Boulevard, would consist of multiple six-story structures containing 695 residential units – including 566 independent-living units, 65 assisted-living units, 20 memory-care units, and 76 skilled-nursing beds. The 1.2-million-square-foot development would also incorporate restaurant and retail uses, as well as amenities such as an indoor pool, a fitness center, an auditorium, a library, a salon, and a large park space that will be open to the public.

KTGY Architecture + Planning is designing the project, which is intended to encourage an active lifestyle for the property’s senior residents through the inclusion of oversized courtyards, made accessible to the surrounding neighborhood, as well as street fronting commercial uses.

“The multiple, high-end amenities reflect the comprehensive approach of this Life Plan Community,” said Ben Seager, KTGY’s Director of Design. “It offers comfortable aging in place for multiple life stages, from the very active and agile, to those who require nursing care. The unit sizes vary widely as well: from studios to three-bedroom suites.”

Spieker is expecting to break ground on the project in 2020, replacing a portion of an existing 59-acre office and industrial complex.

The proposed senior community would rise a block west of the intersection of Burbank and De Soto Avenue, where Adler Realty Investments has announced plans to redevelop another office park with a $1-billion mixed-use complex.
