12th & Allison – Renderings reveal 82 townhomes planned in Michigan Park

In Washington, D.C.’s Northeast neighborhood, Michigan Park, a brand new community may soon be born, thanks to the project known as 12th & Allison.

This past April, Curbed reported that developer EYA planned on constructing townhomes in the neighborhood, set to be located on the grounds of the Josephites Seminary, bounded by 12th, Allison, Sargent, 13th, and Varnum streets NE. Just recently, EYA filed plans with the D.C. Zoning Commission, revealing new renderings and new details for the project.

UrbanTurf was the first to report about the new renderings, further reporting that “the Josephites will remain in the four-story seminary building they’ve called home since 1929.”

In the Zoning documents, it states that EYA plans on constructing approximately 82 townhomes with 12 percent of the units reserved for households earning less than 50 percent or between 50 and 80 percent of the area median income. The townhomes will span three stories with at least three bedrooms. 24 percent of the homes are expected to include backyards. EYA will also extend Webster Street NE and create a series of private streets and alleys.

The developer hopes to gain approval to rezone the property from R-2 to RA-1. According to the Zoning documents, the rezoning will allow the homes to cluster closer together on the northern half of the property.

The architect of the project is KTGY Group, Inc.
