360 5th Street – $95M San Fran Mixed-Use Development Gets Green Light

After breaking ground this summer on the Alexan Webster in Oakland, Calif., KTGY Architecture + Planning and Trammell Crow Residential have received approval from the planning commission for its $95 million mixed-use residential community in San Francisco’s SoMa neighborhood.

“It is our objective to create thoughtfully-designed multifamily communities that are contextual and seamlessly fit into the community,” Jessica Musick, associate principal of KTGY, told Multi-Housing News. “We are thrilled to play a key role in providing this great neighborhood with new, sustainable housing as well as PDR (production, distribution and repair) and retail space that activate an improved streetscape.”

DESIGN CONCEPT

Located at 360 5th St., the development will feature 127 apartments and more than 9,300 square feet of retail and creative workspace on .53 acres. KTGY incorporated step-backs into its building design in order to optimize the light to the property. Ground level units will have easy connections to the street, while upper units are elevated flats, in which several will offer private decks.

“The building faces 5th Street, a major arterial, and is bound by Clara Street and Shipley Street. The side streets are narrower ‘living streets’ where the intention of the city is to create residential enclaves,” said Musick. “The architecture facing the living streets is designed at a smaller scale, with street-level front doors and stoops.”

There is a “belt” around the building that will shift the focus within units from downtown to the bay, in addition to a roof deck that will overlook both the living streets and 5th Street. The design makes maximum use of the building envelope under the current zoning, with five levels of Type III construction over three levels of Type I.

The development’s proximity to public transportation and high walkability score resulted in a minimal number of parking spaces being incorporated in the project. 360 5th St.’s accessibility to transportation will be augmented by San Francisco’s Central Subway, which will serve popular destinations along the 1.7 miles from SoMa to Chinatown, including Moscone Center and Union Square. Located a few blocks from one another, 360 5th Street and the Central Subway are both planned to open in 2019.
