810 Pine Ave. – 10-story assisted living facility targets 2022 groundbreaking in Long Beach

It would rise near the intersection of 8th and Pine

Irvine-based real estate firm Global Premier Development is moving forward with plans for a new assisted living complex in Downtown Long Beach.

The project, slated to replace a surface parking lot at 810 Pine Avenue, calls for the construction of a 10-story building containing 78 units of assisted living housing, including 61 private rooms and 17 semi-private rooms.  Parking for 74 spaces would be located in a garage beneath the building.

“As assisted-living developments quickly evolve, a mix of communal environments – including healthful outdoor space – is as important as private rooms for residents,” said Mark Oberholzer, an associate principal with the project’s design architect KTGY Architecture + Planning. “The members of the community will benefit from living in an accessible, stimulating neighborhood, while enjoying quiet residential units. This plan makes the most of its tight, urban site, creating comfortable exterior spaces, maximized daylighting and integration with its surrounding community, including transportation opportunities.”

The proposed mid-rise structure would stand approximately 126 feet in height, featuring an exterior of glass, metal panels, and stone.  Amenity decks are proposed for the building’s roof and in a carve-out above its second floor.

The project is envisioned as a companion to Regency Palms, an adaptive reuse project located next door which transformed a 1920s building into senior housing.  The two facilities would work in concert to offer assisted living and memory care housing.

According to a representative of KTGY, the project is slated to go before the City of Long Beach for approvals in Summer 2021.  Construction is poised to begin in late 2022.

The project site, located near the A Line, sits one block north of Volta on Pine, a mixed-use apartment complex developed by Holland Partner Group.
