Situated about a half-mile from the Lake Merritt BART light rail station, the mixed-use transit-oriented development consists of two parcels located across from each other along Madison Street at Fourth Street in Oakland. The northern parcel contains an existing building that is part of the Oakland Waterfront Historic District, which is on both the National and State Historic Registries. As a result, the northern building (Building A) must address the historic district in its aesthetic as a mitigation measure. Building A is articulated with a rhythm that is consistent with its historic warehouse context by utilizing vertical columns that extend from the ground to the sky with horizontal strip windows connecting them. At the corner of Fourth & Madison, the leasing office and main amenity space is further differentiated by a “boxcar-like” element as a nod to the port activities that continue to occur within the district—in fact, there is a remnant of steel railroad existing on the site today. Building B is not within the Historic District and is purely a contemporary design that references a dynamic stack of shipping containers and the “boxcar” in Building A. Community amenities include a fitness center, workshop, co-working space, demonstration kitchen, multipurpose room, pool and spa, media room, sky terrace and BBQ area. The development also includes approximately 3,000 square feet of resident-serving retail.
