Fitzsimons Gateway is an affordable multifamily development catering to Aurora, Colorado’s working singles and small families. The building favors one-bedroom units, and proximity to two transit stops makes this an ideal site for a multifamily development. The design emphasizes a harmonious integration with the adjacent hotel. By seamlessly blending architectural elements, materials, and scale, both buildings work together to achieve the shared vision of a unified streetscape that enhances the overall appeal of the neighborhood.
E-shaped massing breaks up the western facade and establishes a unique identity for the building. Material and architectural details create visual consistency; the emphasized corner feature is strategically positioned to complement the hotel’s design language, and muted colors with warm wood tones create a unified aesthetic appeal. KTGY’s designers identified the need for additional stormwater detention and placed it beneath the plaza. Transit adjacency reduces parking, freeing up space in the podium for multi-level live/work units that face the street. The building’s mass creates natural gathering points for residents, and the scale of this and the adjacent site create a neighborhood landmark with an urban street scene that is both welcoming and eye-catching.
