Araceli – Modern High-Rise Breaks Ground in Denver Tech Center

The 236-apartment community, designed by KTGY, addresses the shortage of housing in an office-rich area.

KTGY has announced the groundbreaking of Araceli, a high-rise apartment community in Denver. The full-service architecture, branding, interior, and planning firm has partnered with developer Legacy Partners as well as Catamount Constructors, Prescient, Jordan & Skala Engineers, Studio 10 Interior Design, S. A. Miro, Terracon, and Kimley-Horn on the 236-unit project.

Located in the Denver Tech Center, KTGY took advantage of the small site’s significant grade by creating a basement level. Designed within the unique triangular lot, the approved building, with two distinct wings, appears to be 13 stories from the west and 12 stories from the east. “KTGY is proud to create a unique, amenity-rich community that solves the need for housing in an office-heavy, tech-centric neighborhood,” says Nathan Sciarra, principal at KTGY. “Using the high slope to our advantage, and triangular-shaped site, we were able to create a distinctively designed community with 13 floors in an area zone for 12.”

With extensive knowledge of the Denver sustainability ordinances, KTGY helped the team navigate the intricacies of the approval process, ensuring materials and standards were met and that the building will be NGBS Gold certified. The simple, clean-lined façade features red brick and contrasting gray metal on the west wing and gray metal with various sized windows and balconies in stacks on the east wing. A masonry brick parking garage was integrated into the architectural design with screens cohesive to the building’s aesthetic. On the front corner, three stories of vertical glazing from the ground level to parking garage turned unusable space into a dramatic primary entrance.

The one- to three-bedroom-plus-den units include built-in desks and workspaces to accommodate work-from-home residents. As an amenity-rich community, Araceli has four outdoor spaces, including an amenity deck that takes advantage of sunlight with a pool, a fireplace, grills, greenery, and both covered and exposed seating. The building’s Skydeck offers views of the Rockies and downtown Denver. Other amenities include a gathering area, an outdoor deck, co-working space, a fitness center, a pool deck, a clubhouse, a leasing office, and event space with a kitchen.
