Construction is underway in Lakewood on a rental community for adults 55 and older, KTGY Architecture + Planning announced Tuesday.

The architecture and planning firm said the 230-unit Avenida Lakewood is expected to open in spring 2019 near West Colfax Avenue and Owens Street. The apartments are the latest development project announced near the recently-constructed W Light Rail Oak Station.

“There is a tremendous demand for more senior housing as our population ages,” said Robert May, managing partner with Avenida Partners.

The real estate company out of Newport Beach, California is planning to build a mix of 92 one-bedroom apartments and 138 two-bedroom apartments. The units range in size from 793 square feet to 1,238 square feet.

It’s unclear how much living in Avenida Lakewood would cost or if any of the units will be income restricted. But May said in a statement, “by allowing Avenida Lakewood residents to choose which amenities and services they pay for rather than paying for what they don’t use, seniors can make their money go much further.”

Amenities offered include a central courtyard with a heated saltwater pool, spa and outdoor dining. The interior offers residents access to yoga and fitness rooms, a beauty salon, lounge, TV room and movie theater, arts and crafts room.

There’s also a bistro/dining hall, living room, business center and conference area. And an “elegant great room”, pub and game room, dog park, outdoor patio and barbecue grills, garden plots, shuffleboard area and walking trails.

“Residents of Avenida Lakewood will enjoy resort-style amenities and beautiful, modern apartment homes without the responsibility of ownership. The goal is to make the residents’ lifestyle as luxurious and effortless as possible, so they can enjoy every day to the fullest,” May said.
