Bolsa Row – KTGY Submits Plans for ‘Experiential’ Mixed-Use Development in Westminster

Architecture, design, and planning firm KTGY recently released plans for Bolsa Row, a mixed-use development in Westminster. The real estate group IP Westminster LLC is developing the project — which KTGY is calling an “experiential urban lifestyle development” — to connect the Orange County neighborhood to “Little Saigon,” the largest Vietnamese community in the United States.
The six-acre site is at the southeast corner of Bolsa Avenue and Brookhurst Street. According to plans, the multi-use development project will evoke the feel of pre-1970s Vietnam. Plans include a five-story hotel with 150 rooms, and a five-story, 201-unit residential complex with a mixture of studios, one- and two-bedroom apartments.
Designs also show that approximately 60,000 square feet of ground floor will be used for retail, commercial, and restaurant space. The development will connect to a “Festival Street” dedicated to pedestrian-friendly retail, summer market nights, farmers markets, cultural events, and other community gatherings. There will also be a landscaped “Celebration Bridge” to connect the events area to the hotel’s second-floor garden. Plans for Bolsa Row have been filed and are currently being reviewed.
