Central Park Station – 301-unit apartment project in Denver’s Central Park neighborhood kicks off larger development

A pair of companies have begun construction on a 301-unit apartment project in Denver’s Central Park neighborhood, the first phase of a development that is expected to eventually include nearly 700 residential units.

High Street Residential, the multifamily subsidiary of Trammell Crow Company, in partnership with PGIM, the asset management arm of Prudential Financial, recently purchased approximately six acres of land at the northwest corner of East 36th Avenue and Central Park Boulevard for a combined $15.7 million, property records show.

Construction is now underway on the development’s first phase, a six-story, 301-unit apartment project that will include two levels of above-ground parking. That building will be located at the southern end of the site, with construction expected to wrap up in the fall of 2023.

The companies are calling the development Central Park Station Residences. A second proposed phase would include a roughly 375-unit apartment project with about 6,000 square feet of retail on the ground floor, a Trammell Crow spokesperson told Denver Business Journal.

The project is the first ground-up development for High Street Residential in Colorado.

“We are thrilled to kick off our High Street Residential brand in Colorado with Central Park Station,” said Erik Hagevik, senior vice president of Trammell Crow Company’s Denver business unit, in a statement. “The project’s location is just south of Interstate 70 along Central Park Boulevard, and adjacent to the Central Park Light Rail Station. Central Park Station is close to Downtown Denver, the Airport, and nearby medical communities such as Fitzsimons, University of Colorado Hospital, Children’s Hospital and the VA Medical Center, making this a prime multifamily development area.”

The first phase of the project will include outdoor courtyards with “sweeping views of the Rocky Mountains and Downtown Denver,” according to High Street Residential. Other outdoor amenities will include a pool, grills, cabanas and bocce. Indoors, the building will feature a clubhouse, fitness center, coworking areas and a bike and ski repair room with bike storage.

The Central Park Station project was designed by KTGY. Martines Palmeiro Construction LLC is the general contractor.
