Elysian at The District – 360-Unit Rental Community Moves Dirt

HENDERSON, NV—Elysian at The District, a luxurious 360-unit rental community here developed by the Calida Group of Las Vegas, is now under construction. Designed by KTGY Group Inc., the 18.95-acre new development is located off I-215 and South Green Valley Parkway, anchoring The District at Green Valley Ranch,where residents can take full advantage of one of the most dynamic retail, dining and entertainment districts in Las Vegas, according to KTGY associate principal Bill Ramsey.
Ramsey exclusively tells GlobeSt.com that since overall housing prices in the Las Vegas market have been historically low compared to other major metros, the marketplace has lacked high-end luxury rentals. “In the past, the renting community wanted a low-to-mid range home due to due to either financial constraints or so they could save money to purchase a home,” he says. “Today, many renters in the Las Vegas market are renters by choice and want the resort lifestyle that a high-end, amenity-rich, luxury apartment community offers. They don’t want to be locked in to owning a home and want to feel like they have everything at their finger tips without having to live on the Las Vegas strip. We are capitalizing on this unmet need in the transforming market.”
The Elysian at The District is the second of three projects that KTGY has designed for the Calida Group that targets the high-end renter. Ramsey tells GlobeSt.com that “Elysian at Southern Highlands, a 255-unit townhome apartment community in Las Vegas, recently opened and has enjoyed tremendous success filling a need for luxury, amenity-rich rentals. The apartment community features nine-foot ceilings in all the units, great views of the mountain or strip as well as two pools plus cabanas, two clubhouses, a huge 24-hour fitness center plus tanning salon and more.”
The Calida Group expects that the first phase, which includes 122 units, will be completed by the end of January 2015. Preleasing will begin in October.
Ramsey adds that their third project with Calida, Constellation at Summerlin Centre, will take this style of apartments to a whole new level. Calida, in a joint venture with the Howard Hughes Corp., expects to break ground in the fall on Constellation at Summerlin Centre, in the heart of downtown Summerlin. The new luxurious apartment community will feature spacious one-, two- and three-bedroom homes, ranging from approximately 1,000 to 2,040 square feet.
“The Constellation at Summerlin Centre offers even more outstanding amenities and a resort lifestyle that caters to higher income renters. Some of the exclusive amenities for residents include: a spa with tanning services, on-call masseuse and aesthetician; a state-of-the-art fitness center; and a resort-style pool with an outdoor BBQ area and pool-side cabanas. The third-floor homes include 20-foot ceilings along with a private walk-up to a mezzanine level and a fourth-story rooftop deck. Some residences also include attached garages,” Ramsey says.
