KTGY Architecture + Planning is pleased to announce that the firm’s excellence in residential design and planning has been recognized by the Building Industry Association of Southern California’s Council on Shaping Advancements in Generational Environments (SAGE)’s 2019 SAGE Awards program.

Celebrating its 25th year, these annual awards honor the innovative professionals, projects and programs that have contributed to the enhancement of life for residents age 55+ in the western United States. Winners were celebrated November 21 in a gala ceremony in Costa Mesa, CA. Regency Palms in Long Beach, CA, received the 2019 SAGE Award for the Best 55+ Remodeled Project, and Sun Bay Senior Club in Los Angeles received the 2019 SAGE Award for the Best 55+ Indoor Common or Amenity Space.

Renovating and restoring an eight-story, 1929 historic landmark, art deco office building, Regency Palms Long Beach delivers 102 assisted living and memory care units with impeccable craftsmanship. A cafe and urgent care at the ground level are open to the public, creating a connection to the neighborhood.

Office spaces were redesigned into residential units including the addition of kitchenettes. Two office units per floor were converted into a great room to bring more natural light to the corridor and provide vibrant common living areas to residents who have the option to retreat to their private rooms when desired. An activity room, fitness room and salon were created in the space once used as a basement.

A rooftop terrace with trees, trellis structures for shade and seating areas creates an outdoor space for residents. The walkable neighborhood and its location next to the Los Angeles Metro’s Blue Line connects residents to Downtown Los Angeles and the greater region. Global Premier is the developer. A new-construction sister property planned for the adjacent parking lot (also designed by KTGY and developed by Global Premier), will offer a continuum of care for active adults.

Sun Bay Senior Club in Los Angeles is a brand-new 8,000-square-foot senior adult daycare community amenity program providing personalized care, wellness, community and recreation in a luxurious, welcoming setting catering to the current Koreatown senior population near Downtown Los Angeles. The facility is located on the ground level of an apartment community.

Clean lines and neutral materials and colors of the exterior façade transition into the interior of the space creating a minimalist, modern architectural style. The interior layout is primarily accessed from the parking garage providing a secure drop-off area for the seniors. An open-ceiling lobby and reception area welcomes everyone to register and serves as an access point to the various spaces of the facility.

The community programming is located around a service core, allowing for all-around circulation to the main activity areas of the community, maximizing the amount of natural light received from the exterior storefront façade. Areas such as the dining room, activity rooms, arts and crafts area, and library space, are well lit, with views to the exterior that activate the pedestrian frontage. A quiet room is provided plus support areas for admin staff, locker room, medicine room and pantry with a kitchen area next to the dining room where full meals are served daily. Sun Bay Koreatown, LLC is the developer.

The nation’s largest and most active chapter, Council on SAGE attracts the country’s leading experts in market innovations and preferences, adding value to Southern California’s home builders and associates that recognize the magnitude of today’s 55+ housing market. Formed in 1990 as a special interest council of the Building Industry Association of Southern California (BIASC), Council on SAGE was the first local chapter of the National Association of Home Builders/50+ Housing Council (then known as the Seniors Housing Council).
