Legacy Partners Receives Approval for University Village 2.0, a Resort-Style Community

The 775-bed student housing community will boast a live/work/play environment.

Tempe, Ariz.—Legacy Partners Residential has received approval to develop University Village 2.0, a mixed-use, 775-bed student housing community. KTGY Architecture + Planning will serve as the project’s designer and architect. The $60 million+ development will be minutes away from Arizona State University (ASU), in Tempe, Ariz., directly adjacent to the light rail.

The five-story apartment building will be wrapped around two courtyards and a parking garage. The central courtyard looks to include outdoor amenities such as a resort-style community pool, spa, outdoor kitchen, cabanas, an outdoor jumbo television, beach entry and a sand volleyball court, while indoor inclusions will sport a fitness center and clubroom spaces where residents can congregate. A smaller outdoor area will also be featured with a two-way fireplace, garden and seating to give residents a quieter place to socialize.

The property will have 260 units and will be comprised of everything from studios, to one-, two- and four-bedroom apartments and will place more of a focus on value in order to cater to the more cost-conscious Gen Z, said KTGY Design Principal David Senden. The community looks to boast a live/work/play environment for students and young professionals and will include 1,800 square feet of ground-level retail space.

In addition to incorporating bikeability and walkability as priorities for the design, University Village will be constructed using sustainable building methods and will use a number of “green” features to ensure its long-term energy-efficiency and sustainability.

“Students expect environmental responsibility from their campus, and certainly housing is such a large part of a student’s college experience. If housing is new, students expect a green building,” said KTGY’s Senior Designer Ben Kasdan, AIA, LEED AP.

Almost all units will have its own private bathroom and each will range in size from 445 to approximately 1,400 square feet and feature high-end finishes, stone countertops, stainless steel kitchen appliances, vinyl wood-plank flooring and in-unit washers and dryers. The majority of units will have four-bedroom floorplans.

KTGY is also the designer for Legacy Partners’ new apartment community in downtown Denver, Point 21 Urban Flats, which is nearing completion. They plan to start demolition on the 1960s-era student housing community that stands there now, and construction on University Village 2.0 by summer 2016, and open in time for the fall 2018 semester. The property is located at 936 South Terrace Road, near South Rural Road in Tempe.
