Lincoln Property, NVRetail Celebrate Groundbreaking of The Reserve at Tinner Hill

Government officials met with representatives from Lincoln Property Co. and NVRetail on April 8 to celebrate the groundbreaking of The Reserve at Tinner Hill. Located at the intersection of South Maple Avenue and Washington Street, in the heart of Falls Church, the upscale apartment and retail property sits in one of the most affluent regions in the Washington, D.C., metropolitan area.

The five-story property will include 224 upscale apartment units and 46,000 square feet of ground-floor retail space. In a news release, the developers said the project will feature “head-turning architecture.” Each apartment will have washers and dryers, Internet access, floor-to-ceiling windows, granite countertops, stainless steel appliances, wood vinyl plank flooring, custom kitchen islands and balconies.

The Fresh Market has already pre-leased 24,000 square feet of space and will serve as grocery anchor. Other community amenities include a three-level, 521-space, below-grade parking garage, club room with lounge, fitness center, swimming pool, in-house bike storage and 24-hour maintenance.

In January, Lincoln Property selected WCS Construction L.L.C. to build The Reserve at Tinner Hill. The project is designed by KTGY Architects. It is LEED Silver certified and is expected to be completed in April 2016.

The city of Falls Church supports the project, as it is expected to generate between $600,000 and $1.2 million in net annual revenue, create new jobs and spark new development in the area. Last year, on May 13, the city council approved a special exception and a comprehensive plan amendment for The Reserve at Tinner Hill, rezoning the site from business to mixed-use and allowing a a 30-foot height bonus.

Dallas-based Lincoln Property is one of the largest full-service real estate companies in the United States. It currently has more than 153,000 units under management, on March 31 it was awarded management of Bent Tree Apartments, a 748-unit apartment community located in Centreville, Va.
