Great Park Neighborhoods' First Affordable Housing Communities For Low-Income Families Open

The first affordable housing communities for low-income families in Irvine’s Great Park Neighborhoods held their grand opening Friday.

FivePoint, in partnership with the City of Irvine, is the master developer of Great Park Neighborhoods, a master planned set of neighborhoods built around central parks.

The Luminaira and Espaira communities at Parasol Park have a total of 166 apartment homes for low-income families. Units range from 809 SF to 1,129 SF. The projects include a 4K SF leasing and social services center with a kitchen, a media lounge, a computer center and a play area.

On-site services include after-school programs and educational classes. Other amenities include a pool, a barbecue and picnic pavilion, a dog run and electric vehicle charging stations. The projects have tuck-under garages to maximize outdoor space and community areas, and provide additional guest parking.

The apartments range from $657 to $943/month for a two-bedroom apartment and $742 to $1,029 for a three-bedroom unit, according to the Orange County Register. The units are available to households making less than 50% of the median area income dependent on how many people are in the household.

FivePoint, Related California and RCC Charitable developed Luminaira, while FivePoint, Related California and ETHIC Housing Trust developed Espaira. Both projects are designed by KTGY Architecture + Planning.

The first affordable housing for seniors, Solaira at Pavilion Park, opened in Great Park Neighborhoods in 2015. The LEED Gold certified, 221-unit apartment community was developed by FivePoint, Related California and RCC Charitable and designed by KTGY.
