Good design begins with a strong concept, and Amalyn shows how valuable designers can adapt a concept into a shared vision that creates valuable communities. Located on land previously occupied by radio transmitters, the site represents some of the last undeveloped land in highly sought-after Montgomery County. Positioned between the Capital Beltway and the I-270 Spur, the two builder partners had strong ideas on how to capitalize on the location and, with our help, conceive a smarter approach to a D.C. commuter enclave.

 

 

 

Partnering with Toll Brothers to create a land plan and product mix, our designers collaborated on a luxury single-family community with an urban sensibility. The client’s idea for the site was to break the suburban mold with a navigable grid. Homes and amenities are connected by streets and walking paths instead of the cul-de-sacs and dead ends found in suburban neighborhoods. The grid and its multiple entrances, instead, make navigation intuitive.

KTGY’s design for the 4,000-square-foot clubhouse embodies the active community atmosphere that the client wanted to create. Connected to the neighborhood through paths designed to enhance active mobility, the clubhouse has an upscale look with a sleek modern design, light-colored brick and wood-patterned siding. Luxury indoor amenities, like the bar, club room and lounge, complement family fun outdoor activities with the splash pad and play pool, all united by a resort-style pool. Neighbors of all ages are invited to meet and enjoy their downtime using Amalyn’s luxury amenities, which extend to a Zen Garden and private park.

 

 

Nouveau Collection – Florin

 

 

For the detached part of the site, Toll Brothers intended a more typically suburban feel with some very notable changes. The Moderne and Nouveau Collections of single-family detached homes include the award-winning Fairlane. Each home makes the most out of its lot. Outdoor living spaces are incorporated into the building instead of the yard. Detached plots, strategically placed for enhanced privacy, seamlessly connect to shared amenities through the street grid and paths. Each home boasts a distinctive level of customization, encompassing both architecture and finish, making it unique to this particular development.

 

 

Origin Collection – Madera

 

The land plan called for the integration of a second living preference, and Tri Pointe Homes was selected as the partner to introduce options for attached single-family living. The Origin Collection clusters around features, further elaborating on the connections introduced with the site plan and creating a denser buzz around natural neighborhood gathering places. Including the 2023 GALA
Grand Award Winner for Home of the Year, Madera, Origin consists of contemporary townhomes with customizable luxury finishes, natural daylight and exceptional features. Mixing attached and detached homes was a natural approach after working with our two clients to hone their concept. The attached facades aid the transition from a more suburban to a less suburban character and imbue the street with urban energy.

 

 

By carefully arranging spaces, paths and homes, the buyer doesn’t face a false choice between urban conveniences and suburban space and privacy. The site connects people to each other and the greater community. Neighborhoods like this are rare, and Amalyn was made possible only by the singular process of collaboration with our clients. Negotiating the vision was just one step on the path to great design.
