Distinctive Single-Family Homes in Costa Mesa Win Design Award

IRVINE, Calif. – International award-winning KTGY Architecture + Planning is pleased to announce that KTGY’s excellence in residential design and planning has been recognized by the Building Industry Association’s (BIA) Greater Sales and Marketing Council’s 2018 SoCal Awards program. Vitae in Costa Mesa received the SoCal Award for “Best Design Detached Home Under 2,000 SF.” This year’s competition drew more than 500 entries. Finalists and winners were celebrated on October 13th in a gala ceremony in Anaheim, California, with a sold-out crowd of homebuilding professionals in attendance.
Built by Planet Home Living of Newport Beach, California, Vitae is a unique infill housing solution that offers innovative open floorplans that maximize their square footage and emphasize indoor-outdoor living. “Vitae is a community of 20 completely detached, single-family homes, which is unique to this area. The majority of new homes that have been built are attached housing,” said Alan Scales, AIA, principal at KTGY Architecture + Planning. “The front-loaded design provides private rear yard space and the open floor plan allows residents to live large in a smaller footprint. Large picture windows, private yards and decks reinforce the indoor-outdoor connection plus you are only two miles from the beach.”
The architecture maintains a modern flair with clean lines, simple forms and attention to detail. The homes are arranged with varied massing, with two-story homes placed at the front of the site to be more in line with the existing neighborhood. Gable end rooflines are emphasized with a framework that brings attention to the geometry of the house. Other standout design elements include warm, contemporary colors with stucco exteriors, traditional lapped siding and oversized windows to create sophisticated exteriors.
The homes at Vitae range in size from 1,620 to 1,700 square feet, span two to three levels, and feature two to three bedrooms, two and a half bathrooms, and an attached, private two-car garage. The homes also have flexible space that can be used an entertainment room, a home office, gym or art studio, a reading nook or craft space.
“The homes appeal to buyers who want a contemporary-style single-family home minutes from cafes, restaurants and entertainment, and proximity to work, schools, transit and shopping, but don’t want a townhome,” said Scales. “They are not condos. They are completely detached homes with a yard and garage. You own the land you live on and are only minutes to the beach and employers, and walking distance to restaurants, shopping, bars, a cinema, gym, and more.”
The homes are also walking distance to The Triangle in Costa Mesa. Nearby schools include UC Irvine, Orange Coast College, Coastline Community College, and Vanguard University, and Whittier Law School. Freeway access is less than a mile away. Vitae is located at 531 Bernard Street in Costa Mesa.

In late June, Vitae won a Gold Nugget Grand Award in the category of “Unique Residential Detached Housing over 15 du/ac.” The awards program honors architectural design and planning excellence and draws entries from throughout the United States and international.
