Sophisticated design connects residents with city landmarks – and each other

WASHINGTON, D.C. (Aug. 22, 2017) – KTGY Architecture + Planning has revealed design insights around the recently completed rooftop at AVA NoMa, a new 13-story, 438-unit luxury rental tower at 55 M St. NE, in the NoMa neighborhood of Washington, D.C. Showcasing panoramic views of the U.S. Capitol and Washington Monument, the indoor/outdoor rooftop, which opened to AVA NoMa residents last month, distinguishes AVA NoMa from other recently completed apartment communities in the D.C. market.

“At AVA NoMa, we were tasked with creating a design that connects residents with the city and neighborhood they call home, as well as with each other,” said Rohit Anand, principal of KTGY Architecture + Planning. “The tower’s rooftop is a great example of how we created this connectivity. Transparent glass around the perimeter is an excellent combination of form and function, creating a sense of openness, while a tiered design defines the various communal spaces that comprise the rooftop deck.”

In addition to the infinity pool, the 7,700-square-foot space includes multiple seating areas, a 16-by-8-foot mega-screen television, outdoor entertaining kitchen, fire pit and indoor/outdoor lounge that serves to connect the pool area and gathering spaces. This layout encourages free flow of foot traffic between the pool and the seating areas, maximizing opportunities for serendipitous encounters among residents.

Developed by AvalonBay Communities Inc., AVA NoMa welcomed its first residents in March 2017. The opening of the rooftop represents the completion of the robust amenities now available to current and future residents of the community.
