KTGY Architecture + Planning Will Open Office in Downtown Los Angeles

The Trust Building, “The Queen of Spring Street,” To House the Design Firm’s L.A. Practice

KTGY Architecture + Planning (KTGY) has announced it will open new offices in downtown Los Angeles, relocating from the firm’s current Los Angeles offices in the Playa Vista area. KTGY will take approximately 15,730 square feet in The Trust Building, a landmark Art Deco historic office building built in 1928 and designed by famed Los Angeles architects John and Donald Parkinson at 433 S. Spring Street, owned and recently renovated by Rising Realty Partners (Rising) and Lionstone Investments.

KTGY anticipates moving in during the first quarter of 2020. It is the first tenant to lease space in the restored landmark.

Senden noted that the location of the beautifully restored Trust Building works strategically for KTGY clients in Downtown Core and surrounding area: With several Los Angeles projects competed and many more underway, the new space offers the opportunity to host industry gatherings and special events.

“The DTLA office will be a place devoted to innovation, and will be a central gathering place for the community of thinkers and creators in Los Angeles,” said Senden.

KTGY has provided architecture in Los Angeles and the greater area since 1991. Over the years, the firm has had Los Angeles offices in Santa Monica and Playa Vista, prior to this move to Downtown Los Angeles.  In addition to the firm’s Los Angeles office, KTGY serves clients worldwide from offices located in Chicago, Denver, Irvine, Oakland, Pune (India) and Tysons.

KTGY’s new creative space in The Trust Building will express its role as one of the nation’s foremost residential and mixed-use design firms, combining design and technical excellence. KTGY’s 7th floor offices will feature outdoor deck space, open floor plan, employee kitchen, lounge and gathering area, as well as collaborative workspaces. The new office will accommodate approximately 60 employees.

Representing KTGY in the lease was Gary McArdell, CCIM senior vice president and principal of Lee & Associates’ Newport Beach office. The building is owned by Rising Realty Partners and Lionstone Investments who were represented By Mike Condon, Jr., Kelli Snyder, Peter B. Collins, Scott Menkus, and Brianna Demus of Cushman & Wakefield.

About the Trust Building
The Trust Building is a 340,000sf landmark Art Deco historic office building first opened in 1928 as the headquarters of Title Insurance & Trust Company.  Designed by famed Los Angeles architects John and Donald Parkinson, The Trust Building is among the duo’s Art Deco masterpieces along with the Los Angeles Memorial Coliseum, Los Angeles City Hall, Bullocks Wilshire, and Title Guarantee and Trust Company Building.  Designated a Historic Cultural Landmark (#772) in 2003, the building was known as the “Queen of Spring Street” and from 1989–93, housed the Los Angeles Central Library after a fire damaged the permanent location on Fifth Street.
