Teachers and nurses offered “first look” at pre-leasing units in this amenity-rich development near downtown city center

DENVER – Jan. 18, 2023KTGY, a leading full-service architecture, branding, interior and planning firm focused on residential, retail, hospitality and mixed-use developments, today announced the Arden Englewood, a transit-oriented residential development just seven miles south of downtown Denver, is under construction. KTGY and development partner Fifield Cos. are excited to bring to market these 302 market-rate apartments, with easy access to RTD transit, to help address critical density and housing needs in the area. To help provide housing to those who make an impact, local Englewood teachers and nurses will be offered the “first look” at pre-leasing the apartments.

Arden Englewood meets several objectives of the Englewood City Council’s Vision and Strategic Plan to provide additional housing near downtown Englewood and will be part of the Regional Transportation District (RTD) light-rail transit system connecting Denver’s suburbs to the downtown city center. Additional community benefits include creation of 300+ construction jobs, funding assistance for Rail Trail bridge over Hampden Ave, and nearly half a million dollars in annual property tax revenue.

Through the thoughtful application of varying façade materials, colors, and architectural detailing, KTGY has designed the wrap building with a clean and contemporary look. Stone accents add warmth to the ground floor, creating an inviting pedestrian experience. Fiber cement panels in natural earth tones used at the residential floors above help the building blend in with the surrounding context, while contrasting dark-toned metal panels and windows visually add a distinctive pop to the facades, reinforcing the overall modern aesthetic.

By pulling back from the main street, KTGY created an internal pathway that breaks up the façade and reveals the entry into the amenity space, which will feature a fitness center with yoga studio. Additional amenities include a business center, clubhouse, multiple courtyards, a swimming pool and rooftop deck. The structure’s unique design encloses the 444-stall parking garage and creates two interior courtyards. The circular drive entry and offsite improvements including traffic calming measures improve the vehicular experience along Jason St.

The building creates additional housing in an area surrounded by warehouses and retail, with easy access to downtown Denver via two nearby light-rail stations including the future planned Rail Trail. Once the Rail Trail is completed, it will run along the west side of the project and tenants will be able to walk directly from the building to the Englewood RTD stop without ever crossing the street.

KTGY partnered with developer Fifield Companies, interior designer Studio10, civil engineer Harris Kocher Smith, structural engineer Anchor Engineering, Inc, MEP Latimer Sommers & Associates, and landscape architect Norris Design.
