Mixed-Use Development Includes Flex Space, Support Services and Street-Front Retail

PASADENA, California– KTGY, in partnership with the City of Pasadena, R.D. Olson Construction and developer BRIDGE Housing, has broken ground on Heritage Square South. The 70-unit Heritage Square South will provide new permanent supportive housing apartments for extremely low-income seniors who have experienced homelessness. KTGY is the architect of the $28 million, 70,000-square-foot community at the northeast corner of Fair Oaks Avenue and Orange Grove Boulevard.

KTGY has envisioned a place where formerly homeless seniors can find the sanctuary of a new home that also provides on-site support services, as well as flex space for non-profit partners. The development also uniquely creates retail space at the street intersection for a pedestrian-oriented food and beverage operator.

KTGY worked closely with the Pasadena Design Commission to develop a concept that met the needs of the residents while providing a strong urban building solution that engages the public realm.

“The building form establishes a strong and protective North/South massing along Fair Oaks that houses the retail, commercial flex, and resident-service elements on the public side while protecting the central linear courtyard. This area serves as the heart of the outdoor amenity and social space for residents,” said McCloskey.

The balance of the development is composed of apartments – primarily one-bedroom units – that take advantage of views towards the tranquil courtyard spaces or distant mountain and city views.

Construction has begun, and the building is anticipated to go into vertical framing in the very near future.
