TOD Infill Master-Planned Community Moving Forward in Downtown Campbell, Silicon Valley

November 11, 2015

St. Anton Communities Purchases 14 Infill Parcels to Develop $88 Million Master-Planned Housing Community Designed by KTGY Architecture + Planning

CAMPBELL, CALIF. – St. Anton Communities announces the beginning of construction activity on a major Downtown Campbell housing community, an $88 million project involving 14 separate parcels of land assembled through a multi-year effort. The “Residences at Railway” is strategically located adjacent to the Downtown Campbell Light Rail Transit Station, the Los Gatos Creek trail and numerous downtown businesses.  The project, which is located in the Silicon Valley, includes 119 apartments, 32 townhomes and six duets, all designed by national award-winning firm KTGY Architecture + Planning.

The community was designed to complement the historic elements of Downtown Campbell while adding cutting-edge amenities and diverse transit-oriented housing options. The apartments are five stories with subterranean parking and include unique amenities, such as a rooftop theater overlooking Historic Downtown Campbell and social areas and iLounges, where residents can work remotely while at home.

The Residences at Railway is the largest apartment community to be built in Downtown Campbell in nearly 20 years and provides much needed housing in a transit- and pedestrian-oriented setting. A primary focus for the developer, St. Anton Communities, was increasing the transit-oriented development (TOD) aspects of the project.

New TOD Improvements:

  • Green bicycle lanes on Railway Avenue.
  • Direct pedestrian connection to Los Gatos Creek Trail.
  • New sidewalks and lighting throughout Railway Avenue and a new pedestrian connection to Dillon Avenue.
  • New lighted pedestrian crosswalk.

Amenities:

  • Rooftop Deck, including outdoor theater and three themed areas.
  • Indoor/outdoor wellness, yoga and training facility with personal training.
  • Resort-inspired pool, spa and cabana area.
  • iLounge – new generation community business facility.
  • Clubhouse with full kitchen and cooking area including outdoor facilities.
  • Pet facilities including dog wash.
  • Bicycle storage and repair facility.

“Transit-oriented housing is a major priority and I’m pleased to have this project built adjacent to our transit station and our Downtown,” said City of Campbell Mayor Jeff Cristina.

“St. Anton tasked us with designing a new amenity-rich, infill TOD community that captured the character and charm of the existing Downtown. The result is a contemporary design referencing historical elements of the community that creates something unique for Campbell,” said KTGY Principal Keith Labus, AIA, LEED AP.

St. Anton owner Peter Geremia comments, “St. Anton is committed to transit-oriented housing and our Campbell project brings housing where it is most needed.  We plan to construct more than 1,000 TOD units in the Silicon Valley over the next two years.”

St. Anton Communities’ Division President Ardie Zahedani comments, “The long-term vision and guidance of the City’s leaders, past and present, helped make the Residences at Railway a reality. By identifying underutilized land adjacent to transit as housing priority sites, the Council established guidelines and objectives for builders to meet.”

Demolition and grading is scheduled to commence in December 2015 and construction is anticipated to last 24 months.
