Second Phase Of “Currie Hall” Openes In Ramona Gardens, At 1630 San Pablo Street

The second phase of “Currie Hall” has opened in Ramona Gardens, at 1630 San Pablo Street. The project is by American Campus Communities, who both own and manage the first and second phases of the project. The site provides additional student housing to USC.

The building is six stories high with 102,800 square feet of floor. It is 65 feet tall, 195 feet long, 115 feet wide. Inside there are 95 units with 297 beds on the upper floors. Interior layouts have 4-bedrooms apartments with a central kitchen and bathroom. The street level has 10,000 square feet of retail.

There is a rooftop “sky terrace” on top of the indoor amenities space. The site includes an outdoor study room and a central courtyard with outdoor dining. Based on student surveys, designers opted for more study space instead of additional amenities, such as a gym or club room. There are 6 disabled, 136 standard car parking spaces, and 96 long-term and 7 short-term bicycle spaces. There is a separate parking structure that is shared by multiple buildings.

KTGY Architecture + Planning designed both phases of the project. The first phase, a separate building at 2215 East Alcazar Street, began construction in 2016, the new site began construction in 2019. $23 million was the permit valuation for the new site at the time of filing.
