The ERB – Small Lots Homes with Retail Underway in Eagle Rock

Warmington Residential, a family-owned home builder operating out of Orange County, has broken ground on the E.R.B., a mixed-use development located in the heart of Eagle Rock.
The project, which is rising at the intersection of Eagle Rock and York Boulevards, will consist of 45 small lot homes with a new wrinkle: ground-level store fronts. Seven of the buildings fronting Eagle Rock Boulevard will feature retail stalls up to 500 square feet in size below two floors of living space.
The remainder of the E.R.B.’s residences will be standard three-story urban townhomes, each featuring three or four bedrooms and ranging between 1,700 and 2,500 square feet in floor area. Listing agents Tracy Do and Mark Mulllin of Compass note that each home will include a balcony, a two-car garage and a rooftop deck – currently a unique feature for the neighborhood.
As is typical with Warmington’s developments, each home will come replete with smart technology capable of locking the front door, controlling the thermostat and monitoring an entryway security camera. Plans also call for energy efficient building materials, including dual-glazed windows.
The design of the E.R.B. was crafted by architecture and planning firm KTGY in conjunction with Matters of Space, an Eagle Rock-based firm headquartered a few blocks from the development site. Although the two companies have worked with Warmington to mold the projects look, a variety of options and upgrades will be available to buyers, including flooring, tiles, fixtures, appliances and cabinetry.
The first homes are scheduled to begin selling this fall. Prices start in the $700,000’s.
