Amenity-rich mixed-use Vermeer takes design inspiration from neighboring Audi Field

WASHINGTON, D.C. – KTGY, a leading full-service architecture, branding, interior and planning firm focused on residential, retail, hospitality and mixed-use developments, today announced the groundbreaking of Vermeer, a mixed-use development located in the Buzzard Point neighborhood of Washington, D.C., which has recently been redeveloped from an industrial area to a bustling mixed-use residential community. The amenity-rich building was designed for young professionals offering rental units at varying price points.

When envisioning the project, KTGY’s architects and designers emersed themselves in the neighborhood to provide residents and the city with a thoughtful and responsive design. Challenged by the irregular triangular site, KTGY designed a “W”-shaped building to maximize square-footage and density. The overall look and feel were inspired by the materials of the neighboring steel-clad Audi Field, with a sleek, contemporary design warmed by accents of wood siding. Brick-and-glass panels adorn the three wings of the building that are clad in brick masonry.

Vermeer was designed with Washington D.C.’s height requirements in mind. The result is a 13-story building featuring 12 stories of residential atop one-story of retail, plus a penthouse amenity space. It offers 501 for-rent units ranging from 461-square-feet to 1,556- square-feet with floorplans including studios, junior one-bedrooms, one-bedrooms with and without dens, junior two-bedrooms, two-bedroom units with and without dens, and three-bedroom units. Select units have outdoor terraces. The site also allows for breathtaking views from all sides, including the Capital Dome, Washington Monument, the Potomac River, the Anacostia River and Audi Field.

“KTGY is always looking for ways to elevate communities and infuse unique design elements that will enhance the area,” said Ben Kasdan, Principal at KTGY. “By taking inspiration from the nearby Audi Field, we were able to design a beautiful building that complements its neighboring landmark, while helping complete a growing community.

Amenities on the penthouse level include a rooftop pool, fitness center with hydration bar, lounge area and outdoor lounge and firepit. To allow residents to play and entertain, the penthouse also features a game room, private dining room with bar, a great room and an outdoor grill area, and tiered seating overlooking Audi Field. Additional amenities include courtyard lounges, pet spa, co-working space, conference rooms and bike and tenant storage. A second amenity space on the second level connects two courtyards with varying vantage points.

At the ground level, the building will provide the community with 38,000-square-feet of high-profile retail space and feature a diverse mix of experiential-based retail.

To further meet community needs, the project is aiming to be LEED certified and is set up for future solar panels to meet code requirements. KTGY partnered with developer Toll Brothers Apartment Living, CBG, BohlerDC, LandDesign, Streetsense, E+M Structural, SSA, Buro Happold, MCLA, and others.
