A 159-unit mixed-use apartment community in Littleton is wrapping up construction as the first tenants begin to move in.

Vita, designed by KTGY Architecture and Planning and developed by Zocalo Community Development, is located at 2100 West Littleton Blvd.

The community is age-qualified for those 55 and over.

It consists of 11,000 total square feet, including retail and restaurant space.

“In addition to all of the great amenities that Downtown Littleton has to offer, Vita’s proximity to transit further serves the active empty-nesters, allowing them an easier commute to work or shopping and entertainment locations throughout the metropolitan area, without the need of a private vehicle,” said Terry Willis, managing principal of KTGY’s Denver office.

He added that its proximity to transit allows residents an easier commute to work, shopping and entertainment locations.

Transportation for Colorado’s seniors has been a concern among state leaders. By 2030, Colorado’s over-65 population is expected to grow to more than 1.2 million, according to Colorado’s demography office.

Amenities include a saltwater pool, fitness studios, bicycle shop and a community garden.

Willis said the long-term efficiency and sustainable features of the community, including high-performance appliances and solar power.

“By incorporating sustainable design and construction practices early in the planning process, issues like air leakage, acoustics, indoor, air quality and the composition of building construction are never an afterthought,” Willis said.
