88 Grand Avenue, located on the southern border of Oakland’s Broadway Valdez District, the proposed development yields 275 residential condo-mapped units and ground-floor retail, designed as one of the area’s tallest towers. Due to the small size and limitations of the existing, under-utilized parking lot located in the heart of Uptown Oakland, the less 10,000 square-foot redevelopment site, perhaps the smallest in the Broadway Valdez District, presented many reasons to articulate height and verticality. The design is organically inspired through biomimicry in relationship to the City of Oakland tree logo. Utilizing a network of white snap trim, slab covers and fritted glass against a darker grey body, the architecture carries the eye up the tower, tapering and thinning as it reaches towards the sky. At the base of the building, the composition nods to the building on the adjacent lot, with a framed arch around the retail space that pitches up to the third level at the busy intersection of Grand Avenue and Webster Street. The pitched arch mirrors itself up at the top of the tower in a crown that climbs 36 feet above the highest floor and descends back down to frame and highlight a two-level outdoor amenity space and roof terrace. The significant number of units, combined with designated affordable units, and the location just blocks from 19th Street BART station, further the mission of the Broadway Valdez Specific Plan for adding units in a walkable, transit-oriented environment.
