1400 Hi-Line is a luxury Dallas, Texas high rise designed with a neighborhood feel in mind within an urban center. Located down the street from Victory Park, this area is popular with high-end showrooms and design offices. A transparent ground floor meets this strollable neighborhood with an additional block of retail and cafe space, anchoring it in the street scene. Parking integrated in the building’s base keeps cars off the street, and a wide range of luxury units and premium amenity spaces make the building an oasis for Dallas’s professional set, providing an urban home with a connection to the ever-desirable Katy Trail.
I-35E, on one side of the site, presented an initial problem that the designers solved with the choice to give the building a triangular shape on its square site. This shape acts as a prow to cut the effect of traffic, as does the decision to house residences only on floors seven and above. The residential tower orients along with the quieter side of the site and corners are highlighted with large expanses of glass that emphasize views of the Dallas skyline. The facade is broken up with different vertical elements, balconies, metal fins, stucco and glass, with significant design moves highlighted by the facade lighting. Luxury amenities build community connection, with an oversized pool deck and outbuildings. These outbuildings house a demonstration kitchen and exercise space in a breezy indoor/outdoor configuration with landscaping and a covered walkway connecting to the tower.
