711 New Hampshire is a 100 percent affordable and supportive development for those who have previously experienced homelessness. Due to its proximity to the Wilshire and Vermont metro station in Koreatown, architects leveraged local incentives to increase density and reduce the parking required. This development includes an adaptive re-use of the existing three-story historic mansion on-site into apartment units on the upper floors with a lobby, amenities, community room as well as supportive and case management programs on the ground floor, in addition to the ground-up six-story multifamily residential tower adjacent to the mansion. Construction for the new building consists of with five levels of light gauge steel construction over a one-level above-grade concrete podium. The existing subterranean parking garage, including 12 parking spaces, is retrofitted with structural enhancements. The design of the new apartment building complements the architecture of the mansion in both color and material and establishes a campus-like environment. A ground-floor covered breezeway traverses a middle courtyard and connects the two buildings. The lower levels of the new building pull forward and out to engage the street and frame a new entry court off of the existing building. The podium massing matches the height of the mansion and is clad in a similar brick texture with a contemporary take on the window openings and detailing. The upper levels step back to respect the space around the mansion and are clad in a more modern stucco texture with angular-framed window openings. An inner courtyard sanctuary is revealed between both buildings to provide a space for self-reflection and meditation.
