Avalon Teaneck, a LEED Silver apartment community, is located in Teaneck, New Jersey a New York City commuter suburb seven miles from the George Washington Bridge, conveniently located to Route 80, the Garden State Parkway, and Fairleigh Dickinson University. The site’s adjacency to the CSX cargo train tracks served to inspire the design. The building aesthetic presents a clear urban character by playing off the theme of the vertical townhouse prevalent on many main streets in rail-oriented towns in the area. Repetitive towers accentuate the building depth and vertical lines create a familiar brownstone style urban rhythm. The linear precast building garage creates a visual and sound buffer between the residential units and the tracks. Cool grays and teal alternate with wood accents and a stone base producing a contemporary, crisp and dimensional façade. A deep hyphen that becomes an open Zen courtyard for residents, introduces visual interest and depth into the block. The building efficiently lays out around two enclosed and one open courtyard with interior and exterior amenities that include a fitness center with virtual classes, a courtyard with pool and gas grills, a resident lounge, and two additional Zen courtyards. More than 50 percent of the units are large, targeting young professional couples and families who work in the New York City area and desire the urban aesthetics with large suburban style amenities. As an infill community, Avalon
Teaneck is walkable to multiple retail destinations.
