South Bay is a bustling mix of neighborhoods, industry and motion. Carson, California, an inland bay city, is in the middle of rapid growth. The need for homes has never been higher, and KTGY’s design starts with an underutilized site, a former car lot, and makes it an efficient single family neighborhood with room for everyone. This design creates over 300 new homes in a mix of for-rent and for-sale, with a component of supportive housing set aside for veterans.
The development, Kott Triangle, sits on a patch of land near the 405 freeway and Avalon Boulevard. A location near employment hubs and proximity to new mixed use developments make for a strong starting point. The design team then separated the site into four product groups, with a range of condominiums and townhomes in flexible two-, three- and four-bedroom options. The three-story homes feature private garages, open main living spaces and spacious primary bedrooms. Contemporary materials and colors give the community an elevated aesthetic, and the cantilevered townhomes have a modern edge. Alternating floor plans along the rows of homes maximize privacy and minimize noise. By integrating supportive residences into a market-rate community, this design lays the groundwork for a diverse community that best serves the people of Carson.
