Nelavida creates a community of 37 fee simple single-family detached homes under the Small Lot Ordinance, activating an under-utilized site and addressing the growing need for attainable housing in the city of Los Angeles, CA. Situated on a sloped site, designers took advantage of the location by placing parking one level below grade with the entry located on the second level, building the first level garage into the hilly terrain. The mix of building materials blends neutral earth tones with brick highlighting the entryway; stucco, metal railings and vinyl glazing add contrast to the façade while accent colors utilized in select locations provide a pop of color. Roof decks provide neighboring views and take advantage of the sloped site. These new homes are nestled into a community consisting of one- and two-story homes, with access to the Glendale freeway to the south.
