Located on the site of a historic airfield, The Hangar transforms a blighted industrial parcel into a vibrant, community-focused destination in the Koenig Lane corridor of Austin, TX. Anchored by a new public park, trail enhancements, and active street frontages, this mixed use residential development includes two five-story buildings with 499 units, 3,000 square feet of retail, and 577 structured parking spaces—all designed to foster wellness, connection and neighborhood vitality.

The building’s form responds to sensitive adjacencies, including single-family homes and heritage trees, while leveraging Austin’s vertical mixed use overlay to deliver generous retail and live/work opportunities at street level. Above, a streamlined, warehouse-inspired aesthetic features exposed steel, gray brick, and industrial detailing that subtly honors the site’s aviation past—including two pioneering women pilots.

Without traditional balconies, the facade remains clean and urban in character, while deeply set sky terraces and wood-framed trellises create premium outdoor experiences. Community engagement was essential, with rezoning and height waivers earned through dialogue and design concessions, including parkland donations. The Hangar exemplifies inclusive, context-sensitive infill that balances density with generous public realm improvements and place-based storytelling.
