Honoring its namesake, The Raymond draws inspiration from Southern California’s historic hotels to develop hospitality-centered luxury residences

KTGY, an award-winning national design firm focused on architecture, interior design, branded environments, and urban design, in partnership with L.A.-based Greenbridge Investment Partners, proudly unveils the design of The Raymond, a new 287-unit luxury senior living community in South Pasadena. Inspired by South Pasadena’s historic Raymond Hotel, The Raymond addresses a gap in the affluent local market by providing a place where long-term residents can remain a part of the community they love into retirement and beyond while enjoying thoughtfully curated, hospitality-inspired amenities.
Both the spirit and the aesthetic of The Raymond Hotel are reflected in the design of the new community, which transports residents and visitors back in time through historic design inspiration. Established in the late 1800s, The Raymond Hotel flourished in the 1920s and served as a winter retreat for the East Coast elite, hosting notable figures like Theodore Roosevelt and Andrew Carnegie. The Raymond senior living community will provide nearly every aspect of luxury hospitality that its namesake hotel was known for, with amenities including a speakeasy-inspired luxurious gathering space tucked behind a hidden entrance, a resort-style pool deck, fine dining, a breathtaking rooftop terrace, and a fitness and wellness center. Residents at The Raymond will also be connected to the rich lifestyle of the surrounding area, with an electric car service that shuttles them to nearby museums, shopping, gardens, golf courses, and more. Beyond serving its residents, The Raymond will benefit the city of South Pasadena by promoting a more walkable community.
“Our team has a long history of living and working in South Pasadena and the surrounding areas, so this project is incredibly important and personal for many of us,” said Fareed Kanani, Principal, Greenbridge Investment Partners. “In partnership with KTGY, we’re reimagining a historic icon and bringing it back 150 years later with deliberate details designed to benefit both residents and the greater neighborhood. We know many people in South Pasadena want to remain active members of this community once they retire, and The Raymond will allow them to do just that.”
With access to nearly an entire city block, KTGY’s architects were able to push design boundaries and replace an unsightly parking lot with a charming village-like atmosphere that elevates and enriches the community. The plan spans three buildings offering 156 independent units, 50 affordable units, and 82 assisted living and memory care units. Integrated outdoor terraces will draw residents to green spaces, which will be adorned with citrus trees to pay homage to the orange groves that once occupied the site and could be found throughout Pasadena. Designed in a Mediterranean Spanish Revival style, KTGY also drew inspiration from other iconic area landmarks, including The Langham Huntington and Castle Green hotels, by incorporating design details such as towers anchoring the corners of the buildings, eye-catching archways, and intricate rafters. High-end finishes also convey a sense of European luxury, including smooth stucco, custom windows, authentic clay barrel tile roofing, and Portuguese Azulejo tiles.

“We are excited to partner with Greenbridge to design a community that brings elevated living to South Pasadena’s older adults,” said Ben Seager, Principal, KTGY. “From market-rate to affordable, independent to assisted living, each building features an individual yet harmonious design. The addition of a robust amenity package connects individuals with their own health and wellness, as well as the vibrant surrounding area.”
Odom Stamps and Laurel Myers of the South Pasadena-based Architecture and Interior Design firm Stamps & Stamps, as well as attorney Doug Yokomozio of Nida & Romyn, P.C., advised Greenbridge Investment Partners, helping usher the project through the entitlement and permitting process with the City of South Pasadena. Looney & Associates leads The Raymond’s interior design, and LandStudio 360 oversees the development’s landscape design.
“This project will be a beautiful and much-needed addition to our community to house our seniors once they are ready to sell their homes,” according to project manager and former South Pasadena Mayor Odom Stamps.
The anticipated construction start of The Raymond is early 2026.
