Amid Southern California’s ongoing housing challenges, KTGY was tasked with transforming a commercially zoned site in a densely populated suburb into beautiful, all-affordable housing in Huntington Park, CA. Targeted to first-time homeowners, dedicated city leaders made use of the design team’s affordable expertise to utilize state programs and funds to make single family attached homes affordable for the strongly rooted, working communities of Huntington Park. The designers made creative and strategic work of this small corner lot, with savvy floorplans and energy-efficient features that maximize value for the new homeowners putting their roots down in this historic Latino community.

KTGY’s vision revitalizes this site by strategically navigating state code and using a density bonus to approve residential development on this parcel. Skillfully positioned fire walls address the problem of nearby power lines, reducing the easement to 10 feet and expanding the building area to support two separate buildings, for nine total townhomes. Investing in the future of the community, these affordable homes offer sustainable design such as Energy Star windows, thermally efficient building shells and high R-value wall and ceiling insulation paired with low-flow showers and toilets to ensure ongoing value for the residents and a benefit to the environment.
