On a street lined with craftsman bungalows, dingbats and mission-revival archways, KTGY’s designers wanted to do something different for Lodi Place, while grounding it in California vernacular. This design incorporates ten luxury, single family homes into a site just under one third of an acre. Each home is complete with a private garage, roof deck and three-story layout. The architectural style is firmly contemporary with white and tan stucco patterns that vary with the location of the homes along the street. While this style adds variety to the neighborhood, key architectural details draw from the mission style of the nearby YWCA, using similar trims, iron railings, corbels, arched entry ways, recessed openings and earth-toned accents.

Each floorplan maximizes the space and features that new homeowners need. Third-floor primary bedrooms have ensuite bathrooms and walk-in closets. The garage levels tuck a bed and bath onto the ground floor. The main living spaces are placed on the second floor to increase daylight, and their open design and covered decks make them perfect for entertaining. The site and each home were designed to comply with Los Angeles’ small lot subdivision ordinance, and a setback requirement crossing the rear of the site. Bright colors and fresh style set this subdivision apart while historical detailing ties it to the character of the neighborhood.
