Strata Receives Approval on Baxter Village MXU

The city council and planning commission of Wildomar, CA unanimously approved San Diego-based Strata Equity Group’s Baxter Village. The 35.5-acre mixed-use development includes 75,000 square feet of commercial/office/retail space, a 204-unit multifamily component and 70 single family residences south of Lake Elsinore along the 15 freeway.

The “modern Ranch” architectural theme – including standing metal-seemed roofs, stucco and wood-sided walls, faux barn-like doors, wood posts and railings – was designed by Irvine, CA-based KTGY. The project includes 11, three-story apartment buildings, seven retail buildings, and a site to relocate a more than 100-year-old ranch house.

Strata’s Eric Flodine says the investment firm “won’t build” Baxter Village itself, but will seek to partner with commercial, office, apartment and home builders, as well as owner-occupier tenants “interested in locating in a freeway visible location with an established and growing population base.”
