Story

In the fall of 2012, KTGY was retained by Related Midwest to reposition an existing residential condominium tower in Chicago’s South Loop and to re-launch it to the market as the new “it” place to live in the city. The current occupancy was at 20 percent.

KTGY was charged with the task of renovating the public spaces including the lobby, public corridors, community room, media lounge and for transforming the business center into a children’s playroom as well as for outfitting six existing units into show models. What was unique about this particular job was that the designers were asked not only to design the spaces, but to identify and name “market sectors” that may purchase in this building and to design specifically to each of those sectors.

The team began by working with the client to determine who their potential buyers would be. Next, they created a storyline for each perspective homeowner and a lifestyle experience for each space.

White Nest – This design is for an older, sophisticated couple who are empty nesters. For once in their life they can buy a white sofa and not have to worry about having grape juice spilled on it. This couple understands good design. Their palate is soft and features a mix of artistic and traditional pieces.

Week Day Warrior – This space is for the young, hard worker. An individual – or a couple – who likes to entertain friends at home. They are just beginning to collect iconic furniture pieces and art, but still incorporate a few pieces inherited from the family.

Urban Playground – This design is geared towards the couple with children who do not want to move out of the city. The space is casual and layered with a little whimsy to it. It feels somewhat “lived in” and features pieces that are mix-matchy.

Urban Holiday | Mature Version – This space is for those who are a little more established. They are well traveled and are looking to use their space as an “in-town getaway.” Their style is organized, eclectic and confident.

Urban Holiday | Youthful Version – This space is also for a successful individual or couple but this version has more of a youthful aesthetic. Rather than this space being an “in-town getaway,” it was designed to appeal to someone as a year-round residence.

Skyline Sophisticate -This design is for the non-traditional family with established adult parents. They are well appointed, sophisticated and enjoy impressive artwork. This space has a sense of “grace” to it.
